Complete Home Inspection

In a Complete Home Inspection, we’ll evaluate your residential property by conducting a thorough assessment of the home’s structure and internal systems, reporting on the overall condition of most visible and accessible components. We use state-of-the-art Thermal-Imaging equipment in every inspection, allowing us to pinpoint disparities in infrared temperature signatures that can reveal electrical hotspots, sources of energy loss, and the presence of moisture.

As an additional bonus for our customers, a Basic Energy Audit is included with every Complete Home Inspection and Complete Commercial Inspection at no extra cost.

Complete Commercial Inspection

Engineer Mountain Inspections is licensed to provide Complete Commercial Inspections for realtors, investors, and business owners. When inspecting a commercial property, we’ll assess most visible components and mechanical systems to ensure that the property maintains integrity and is safe from any dangerous and expensive pitfalls. Thermal-Imaging is used in every commercial inspection at no added cost to assist in the detection of moisture, energy loss, and electrical hotspots.

Pre-Listing Inspection

Before putting your home on the market, we recommend scheduling a Pre-Listing Inspection. In a Pre-Listing Inspection, we’ll conduct an exhaustive examination of visible and readily accessible components of the property you’re planning to list. By scheduling an inspection before any negotiations have taken place, you ensure that no major unforeseen issues will come up in the buyer’s pre-final inspection that could complicate the closing of the sale.

Radon Testing

Colorado has proven to be a prime area for the presence of Radon. We recommend scheduling Radon Testing as soon as possible to make sure that your home is free of this dangerous radioactive compound. Radon is produced by the breakdown of uranium deep in certain types of rock and soil. It can eventually rise above the surface where it poses a threat to the circulated air of a home. An odorless and invisible gas, Radon requires advanced equipment to be detected. Engineer Mountain Inspections has the training and instruments necessary to ensure that your home is Radon-free.

Annual Home Maintenance Inspections

Annual Home Maintenance Inspections are an easy way to help extend the life of your home. We’ll take a look at all the same components examined in our Complete Home Inspection to identify areas of concern and inform you of any issues. We’ll also take the time to educate you on ways to maintain your home so that it retains its livability and long-term value.

Water Testing

Clean water is essential for any homeowner. When water is contaminated by bacteria or heavy metals, it can sometimes elude detection until illness has already occurred. When you schedule to have your water tested, we’ll take samples from both the tap and the well (if applicable) to send to a local health department for analysis.

One-Year Warranty Inspection

When we perform a 1-Year Warranty Inspection, we’ll investigate areas of your home for any structural defects or system deficiencies that should still be covered by the builder’s warranty. We recommend scheduling a 1-Year Warranty Inspection at least a month prior to the warranty expiration to protect your bank account from avoidable expenses.

New Construction Inspection

Engineer Mountain Inspections is certified by the International Code Council(ICC) to offer New Construction Inspections for all phases of construction. We’re able to examine a home at all critical periods, including: pre-concrete pour, pre-drywall installation, to just before the home is designated as move-in ready. When you schedule a New Construction Inspection, we’ll arrive on-site to assess the condition of the property and ensure that all components are up to code.

Mold Testing

Mold is an allergenic nuisance that over time can cause serious ailments for the occupants of a contaminated space. When testing for mold, we’ll use Thermal-Imaging to scope out your home for the presence of moisture and look for other indicators of mold proliferation. We’ll then guide you on the proper procedure for eradication and future prevention.

Lead Paint Testing

Older homes with toxic lead paint are very common in this area and can pose a health risk for your family. We provide on-site lead testing so that you don’t have to wait to determine the presence of this poisonous chemical on your walls. The results from the test are immediate so there is no wondering or waiting.

Air Quality Test

Mold is but one issue that can affect indoor quality. There are other allergens such as pet dander and chemicals such as VOCs that can also have a negative impact.
